HAVE YOUR PROPERTY DOCUMENTATION READY

Collect all necessary documents. An abstract of title can be received from e.g. a lawyer, notary, district court or a real estate agent.

Have your documents handy! Nothing is more embarrassing for a real estate agent than when an interested party with definite interest has to wait for the documents for days. Then your interested party assumes that there are no other definite interested parties, who should of course get the documents as well, and therefore wants to push the price of the property downward.

Also, in the digital age you should have your documents ready - physically printed and neatly copied. Documents in colour, like corresponding plans, of course printed in colour. The use of high quality paper goes without saying, A3-plans copied on A3 paper. Related documents should be scanned together and not in individual sheets, in order not to startle a prospective buyer with a large amount of individual sheets. Furthermore, the amount of files should be compressed, so that the email-inbox of the interested party isn't swamped when they get the documents of your property.

For bigger properties for investors these are only considered when documents such as scale maps, target and actual rents, information concerning the state of the property (renovation and maintenance status) and the written legitimation for marketing, are presented.

Therefore, this is my Immotip for you: Turn to your real estate agent who, with the relevant office infrastructure with A3 colour copier, scanner etc., gives you a hand to collect, to sight and to arrange your documents professionally and to submit them to your prospective buyers.
