A raw loft in Innsbruck, perhaps still in sought-after locations such as Wilten, Hötting or Saggen. That sounds fantastic, and it can be. However, loft conversions are complex projects. Rarely does a townhouse have only one owner. Often houses in the city have several owners, partly due to inheritance. This also means that each owner has to pay for the upkeep of these houses, but that each owner also has a say according to his or her co-ownership share. Agreeing on the development or sale of a common attic can be a lengthy affair. Technical questions also have to be clarified in the course of this, for example with regard to statics. What happens to the risers, should a lift be installed? Insulation of the roof applied during the extension often has consequences. With the insulation of the roof, you suddenly have a snow load. All this can mean costs for the co-owners or financial relief. In case of an upcoming need for roof renovation or a lift installation, it can often be a financial advantage to sell an attic. Particularly where the City and Townscape Protection Act (SOG) applies, as in Innsbruck, the design options - at least in terms of external appearance - can be very restrictive.

Hence my real estate tip to you:

Another co-owner of your house with an attic in the attic is also another co-payer of operating, maintenance and renovation costs. A real estate agent can assist you in estimating the selling price, the purchase procedure and also in the necessary agreement of the co-owners regarding the sale of a common area attic.
