On 14 October 2021, the first Real Estate Round Table of the companies P&R Verwaltungs GmbH and WAT Bauträger GmbH took place at the ABC Ausstellungs Bildungs Center in Innsbruck from 5 to 9 pm. In addition to more than 150 representatives from the real estate industry in Tyrol (lawyers, brokers, architects, property developers & Co.), I was also present at the talk. In this article I would like to share with you the most important impressions of the presentations on the topic of "How will the real estate market develop in the next few years".

The speakers included: Christoph Achammer (architect), Arno Wimmer (professional group spokesman for real estate agents), Peter Brezinschek (chief analyst of Raiffeisen), Anton Rieder (building contractor) and Alois Walch (from da emobil).

All speakers agreed on one point: the real estate market is developing very dynamically. The demand for flats is high. However, banks are "very cautious" when granting loans - Peter Brezinschek (Raiffeisen chief analyst) reported on the ECB's (European Central Bank) adherence to the low interest rate policy. The only positive thing about this situation is for sellers - this low interest rate policy is the best time to sell flats and houses.

In the case of commercial real estate, demand is in turn dwindling (according to Armo Wimmer). Alois Walch (da emobil) speaks of a "future of electric mobility". More and more people will switch to e-cars. Of these, about 80% will charge the car at work or at home. For the real estate industry, this means that in the future a suitable charging infrastructure will be needed for every location.

The construction industry will again face these four challenges in the coming years:

  1. Climate change,
  2. Skills shortage
  3. Digitisation
  4. and cost development.

I was able to have many exciting conversations at the Real Estate Round Table - including with Manfred Abenthung (Abenthung Holding GmbH) and Josef Feichtner (Unterberger Immobilien).
