It is often well known that if the property is priced too cheaply, you "give away" money, and if the property is priced too expensively, you scare off many prospective buyers from the outset, with whom you then never come into contact again.
Many private sellers often try to sell their property without a price. But it is often only a certain price that attracts the right target group for your flat, house, plot of land or commercial property . Only the (right) price will awaken interested parties with the corresponding budget and arouse their interest. A property without a price often attracts many "property tourists" and shivers and leads to unnecessary phone calls, emails and viewings. A property without a price is often to be "auctioned", so to speak, to the best bidder in a "bidding process". However, if one is not familiar enough with the subject matter, this also carries the risk of a "downwardauction". This means that potential buyers wait until the property becomes cheaper and cheaper. In the worst case, some of the interested parties know each other and collude in order to get their property as cheaply as possible. In the case of larger properties, which would basically be interesting for investors, they often do not get involved in such a "bidding process" and these in and of themselves valuable interested parties are lost forever. Experience shows that invitations to make offers to buy such unpriced properties are not even followed up.
