You can't imagine that? Then read on. In this article I give you 3 reasons why the broker's commission is not a rip-off, but money well invested.

Reason 1: Estate agent assumes most of the costs when selling a flat at his own risk

Many sellers are not aware of this, but selling a flat involves many small costs that add up in the end.

Placing advertisements on various real estate platforms alone costs several 100 euros. The issuing of official documents also costs not only a lot of time but also money.

The estate agent bears all these costs at his own risk. This means that he will not charge you even if he does not sell the flat.

Reason 2: Broker guarantees legal protection when selling a flat

Tell me: What legal pitfalls do you have to be aware of when selling a flat? What details do you need to check for in documents relevant to the sale?

Do you want to read up on this subject and spend hours poring over legal texts in order to be able to draw up a legally correct purchase offer? I dare to doubt it.

An estate agent prepares the purchase offer for you and makes sure that the most important points for the purchase contract are already stipulated in this preliminary contract.

So if the buyer violates any of the points, you are legally protected and can file a lawsuit against individual, unfulfilled points. This is usually quicker than taking legal action against the purchase contract.

Reason 3: Broker saves notary or lawyer's fees for drawing up the purchase offer

Of course, you can also have a notary or lawyer draw up your legally secure purchase offer. Or you can draw up the offer yourself and then have it checked by a legal expert.

However, you will have to pay some costs for this again. Most notaries or lawyers either charge a flat fee, which you have to agree on in advance, or charge via the tariff.

A real estate agent, on the other hand, prepares the purchase offer as part of his or her brokerage activities and does not charge extra for it.

Reason 4: Broker ensures fair market price

A sales price that is too low or too high can quickly mean a loss of 30,000 euros, especially in the high-price province of Tyrol...

An estate agent in Tyrol knows the current market situation and knows what price he can legally enforce for your flat.

I understand that many sellers have reservations about selling a flat with an estate agent. After all, you have to hand over 3 per cent of your selling price....

With a sales price of 300,000 euros, that's already 9,000 euros....
