In hardly any other sector is the involvement of an in-house specialist so questioned as in the real estate sector. In hardly any other sector do private sellers and laypeople feel so confident that they can take matters into their own hands and bring them to a successful conclusion. After all, everyone is capable of viewing flats and perhaps placing one or two newspaper advertisements, and in most cases that's all it takes. Wrong!
The field of activity of an estate agent can best be described with the image of an iceberg in the water, where only about 10% is visible on the surface. The remaining 90% of his work is not visible to the seller or the buyer at first glance. In most cases, the seller cannot see what services the real estate agent has to provide to the prospective buyer or buyer and vice versa.
The correct and complete preparation of a property requires considerably more work than can be assumed by a third party or even taken on by oneself for time reasons. The profession of real estate agent - which is still a comparatively young one in relation to other branches - has therefore not established itself as such for nothing. In many cases, the time aspect alone precludes the possibility of carrying out such an activity merely "on the side". So why not rely on someone who fills the entire subject of his professional life with it? The question lies solely in trust. In this respect, more reference should be made to §14 para 1 of the Real Estate Agents Act, which states that when an estate agent is given an exclusive agency mandate, he also commits himself to an activity- with regard to the seller's side. You therefore have the right to have the real estate agent act on your behalf and should consider him or her to be your exclusive representative in the brokerage of your property.
Hence my real estate tip to you:
Only use trustworthy companies for the brokerage of your property. If you have any doubts about the trustworthiness of a real estate agent, ask him to list a number of services that he is obliged to provide during the brokerage period.
