If you are selling your property, it is important to present it in the right light for the internet, newspaper advertisements and sales documents. If possible, take photos with a reflex camera. If possible, take pictures without flash, which often looks too harsh. It is better to use a continuous light system in daylight quality, for example, as otherwise the pictures often turn yellowish.
It is widely known that extreme wide-angle lenses, which should be as distortion-free as possible, show a lot of the property and allow small rooms to appear in the right light and give a feeling of space.
In order to avoid falling lines, a little trick, even if you do not have shift lenses or view cameras intended for architectural photography, is to photograph an object in portrait format with a very strong wide-angle, to move the object so far up in the picture that the lines no longer fall and then to cut this out in an image editing programme.

You can create a lot of atmosphere with mixed light shots, e.g. in the blue hour between day and night. Here it is advisable to mount the camera on a tripod so that the image is not blurred by the long shutter speed.

A high resolution is important for documentary purposes, e.g. when taking photos when handing over rented flats, in order to be able to prove certain details better afterwards by enlarging them. E.g. scratches, stains, etc.

But the details should not be neglected either and with telephoto lenses (used with an open aperture), these can often be brought out vividly and the slightly blurred background creates an atmospheric image of the room. The partial, targeted blurring in parts of the image can lead the prospective buyer's eye to the essentials of your property.

Small details can be brought out with a macro lens.

Therefore my real estate tip to you:

When selling your property, draw attention to it with good photos, whether in print or online.
